There are lots of things you need to know before and during your stay with us. From the ins and outs of your contract to what's included in your accommodation, we've rounded up the essentials.

Terms and conditions

The terms and conditions of your accommodation contract are detailed below.  You can find specific details relating to your room booking in your online contract.

2024-25 Accommodation Contract Terms & Conditions 

If you’re under the age of 18 when your accommodation contract commences, or you hold the Enhanced Chamberlain Award, you will be sent a separate set of terms and conditions. These terms and conditions are available upon request.

Insurance and utilities

Contents insurance

We've partnered with Endsleigh to provide all residents with free contents insurance, including free bike insurance up to £400 (with a £25 excess charge). Please see our certifcate of insurance for a full breakdown of what’s covered in your accommodation contract.

Wi-Fi

Free, high-speed Wi-Fi is included with your accommodation and is provided by our partner, ASK4. This includes a 1GB fibre optic wired connection via the network socket in your room (you will need an Ethernet cable) and a wireless service up to 250Mb/s. This service is available across all flats, including bedrooms and kitchen areas, and communal spaces across each accommodation village. 

In addition to this inclusive package, wired speed upgrades and product add-ons are available for a fee. Please see the ASK4 website to find out how to upgrade. They also offer helpful hints and tips on how to get started, including what you need to do before you arrive at the University.

TV Licences

A TV Licence is not included with your accommodation.

You must have a licence to:

  • Watch or record live TV programmes on any channel
  • Watch TV on any streaming service
  • Watch BBC iPlayer

on any device, including games consoles, mobile phones, tablets, and laptops.

If you don’t have a TV Licence, you may be fined up to £1,000 and ordered to pay for any legal costs and/or compensation. It’s better to be safe than sorry. Please visit the TV Licensing website to find out more and get yours. Don’t think you need a licence? Let TV Licensing know online.

If you’re moving out of accommodation for the summer, there’s a good chance you won’t need the licence you’ve bought for your time at university. This is only the case if where you’re moving to has a current TV Licence. If you won’t need your licence again before it expires and you have at least one calendar month left on it, you’re eligible for a refund.  

Laundry services

All our villages have their own washing and drying facilities. They run 24/7 and are provided by Circuit Laundry (Pritchatts Park) and Washstation (Selly Oak and The Vale).

You can wash and dry your clothes from as little as £2.10 and, thanks to the Washstation and Circuit Laundry mobile apps, it’s never been easier to pay. You just need a credit or debit card or PayPal account. Washstation also accepts Apple Pay and contactless payments. 

Through the apps you can also see what machines are in use, reserve a machine and top up your balance.  

Additional services

Customer Service Managers

You’ll have a dedicated customer service manager to support you throughout your time with us. They’re on hand to help you settle in and take care of anything that doesn’t quite meet your expectations to ensure you have the best student experience.

If you live with one of our partners, you’ll benefit from having a dedicated site manager and reception team to ensure you can access support 24 hours a day. If you have any concerns or are simply struggling to settle in, please get in touch with your reception team. 

Car parking facilities

We have a limited number of parking spaces at our villages, available to permit holders and blue badge holders. We therefore recommend that you do not bring your car with you unless absolutely necessary.  

Parking permits are only available at The Vale Village and Pritchatts Park Village and are allocated on a need-by-need basis. Your needs will be assessed by us, and we will give out permits to those who need them most, at our own discretion. You’ll be considered for a permit if:

  • You have a disability
  • You’re a carer of a student
  • You have accessibility needs
  • Your course/placement commitments require travel around the region
  • Your sporting commitments require travel around the region and the transportation of large or heavy equipment is required

Permits cost £290 for 42 weeks; £105 for the autumn and spring term; and £80 for the summer term. If you’re a Blue Badge holder, you will not be charged for a permit. Please note that you can only use these permits at your selected village; you cannot use them to park on main campus.
